The Two Main Architectural Systems of Frame Construction

Frame construction is an architectural system that uses a core structure or framework to support the weight of a building's floors and roof. This architecture is one of the most widely used and accepted building techniques in the construction industry, and it has seen numerous advancements over the years. Two principal frame construction systems exist, and they are discussed in this article.

The Platform System

The platform system is a frame construction system that is widely used for residential and low-rise commercial constructions. It involves constructing the building's framework in such a way that floors rest on top of load-bearing walls. This system offers a robust and reliable framework for the building, and it typically uses standard lumber sizes, making it affordable.

The platform system works by requiring that the walls of the building be first erected, with openings left for windows and doors. Once the walls are in place, the floor joists are then laid on top of them. These joists provide support for the building's flooring system, which can then be constructed. The floor system is typically made up of plywood or sheeting materials laid over the joists and then covered with a floor covering.

Once the floor system is in place, the walls of the upper storeys can be built on top of the first platform. This process is repeated for each level of the building until it reaches the top floor. The walls are supported by framing around window and door openings, allowing for further construction and finishing.

The platform system is an efficient construction method because it allows different trades to work at different levels simultaneously. For example, the plumbing, electrical and heating and air conditioning systems can be installed before the walls are covered with finishes like drywall and plaster. The platform system's efficient construction allows buildings to be completed quickly and with fewer problems.

The Balloon System

The balloon system is another frame construction technique typically used for tall buildings, such as multi-storey commercial constructions. This system differs from the platform system in that instead of floors being set on top of each other, the studs run continuously from the foundation to the roof. This technique eliminates the need for floors to rest on walls, allowing for more spacious interior layouts.

The balloon system works by setting a continuous wall plate, typically made of wood, around the foundation of the building. This wall plate is then set on a foundation, with vertical studs extending upward, similar to a balloon. The vertical studs are typically spaced 16 to 24 inches apart, and the wall plate is bolted to the foundation with anchor bolts.

Once the studs are in place, the floor system is installed, usually supported by the joists extending between the studs. The balloon system's design also eliminates the need for headers or load-bearing walls since the studs are continuous. The roof system is then installed in much the same way as the floor system, sitting on the joists that are supported by the vertical studs.

The advantages of the balloon frame construction system include larger interior spaces and an increased number of possibilities in terms of architectural designs. However, the balloon system can be more expensive to construct since it requires more lumber than the platform system.
